Who sells the guide
The guide is sold by House in Sicily (“we”, “I”, “me”), Dubai Digital Park, DSO IFZA, Building A1, Dubai, United Arab Emirates. The author is Gabriele Andreozzi.

What you buy
“Buying & Renovating a House in Sicily” is a 41-page PDF guide with 18 chapters describing my personal experience buying and renovating a house in Carini, Sicily. Your purchase also includes two bonuses:
- Early-bird bonus: the houses next door. A PDF presentation about two properties for sale near my house, with listing links, delivered with the guide. It is only included with purchases made while the early-bird offer runs, alongside the launch price, and can be withdrawn for new purchases at any time. I'm not an estate agent and I'm not part of any sale. The information is shared in good faith as I know it, the properties can be sold or change price at any time, and anything you decide about them is between you and their owners or agents.
- Villa Marevento discount and direct booking. When my house opens for rentals, buyers receive a discount and the chance to book directly before it's listed publicly. Rental dates, availability and the size of the discount will be confirmed by email at that time. I can't guarantee when the house will open for rentals.
Price and payment
Prices are shown in euros or US dollars, depending on where you are. The current price is a launch price and can end at any time. A later price change doesn't affect a purchase you've already made. Payments are processed securely by Stripe. Any taxes that apply are shown at checkout.
Delivery
Straight after payment you can download the guide from the confirmation page, and you'll also receive it by email at the address you gave at checkout. If it hasn't arrived within 24 hours, check your spam folder, then email support@sicily.house.
Your right to cancel
The guide is digital content delivered immediately. By completing your purchase, you ask for immediate delivery and acknowledge that, under EU consumer law, you lose your 14-day right of withdrawal once delivery has started. If your file is faulty or missing, email support@sicily.house and I'll fix it or refund you.
Your licence
You get a personal, non-transferable licence to read the guide and keep copies on your own devices. You may not resell, share, republish or distribute it, in whole or in part.
Not professional advice
The guide shares personal experience. It is not legal, tax, financial, architectural or structural advice. Laws, tax rates and costs change and depend on your situation. Before you make any decision, check it with a notary, a geometra or architect, and a tax advisor.
Liability
To the extent allowed by law, I'm not responsible for decisions you make or losses you suffer based on the guide or its bonuses. Nothing in these terms limits your rights as a consumer under the law of the country where you live.
Changes
I may update these terms. The version shown when you bought the guide applies to your purchase.
